My role

My role is to ensure that you the client are in a prime position to consider every possible property available with your requirements be it on or off market. I also act as a conduit to all the property characters, professional advisers, agents, developers, ensuring that you avoid the bombardment of unproductive and ill-informed calls. Call me your property filter and home-finding bloodhound.

If you have found your dream home already, but feel you need some guidance on the right questions to ask, how it’s priced, what to offer and how to secure it, I can consult on the negotiation part of the service only.

The initial meet up

These meetings are vital for two reasons. For me, I will dial into your requirements forensically and ascertain if they can be met within the proposed budget. For you, this is a chance to gauge whether we are a good fit so that you feel comfortable and confident moving forward.

The property market is like an iceberg

On the surface there are the property portals Primelocation, Zoopla, Rightmove etc as well as the estate agency websites.  However, underneath there is a whole host of potential properties which are not on the open market. As an experienced property advisor I have access to this sub-market through an extensive list of property contacts.

Once I have filtered all of the properties as to their suitability, I will arrange to preview those on the shortlist and provide detailed feedback. These are some key ways in which I can add value and save precious time.

The language of property is locem dulcet morabundum est

Flying freehold, covenants, listed building consent, exclusivity, lock-out agreements. The list of confusing phrases is long and the potential pitfalls resulting from not quite understanding property jargon are plentiful and can be costly.  

As your advisor and interpreter I will make sure that you know exactly what you are buying and that you are buying it at the right price.

Getting your ducks in a row

Once we have found the perfect property, I will advise on the best way to secure it. 

This includes ensuring that you are in the prime position to buy, i.e. that you have the right legal representation and that funding is in place and available so that the conveyancing process is risk free and as unproblematic as possible. Potential buyers “with their ducks in a row” present as a far more attractive purchaser should other potential buyers be involved. 

Dialling down on the offer 

The level of offer we make will not necessarily have any bearing on the asking price and will instead be based on comparable sales and experience of that market. Estate agents all too often give higher values in order to win an instruction and because they know this, it results in them second guessing and overvaluing the property. 

My advice will be based on current market forces, exclusive and invaluable access to previous sales information as well as the history of the property and profile of the seller. 

The art of negotiation is the same the world over but there are subtle differences and nuances to every transaction and it is smart to have an experienced opinion advising on how to secure the most favourable price. I will ensure that your well researched offer is represented in the way it should be; considered, professional and ordered.

It is worth noting that, when represented by a buying agent, your worth as a buyer is increased as you are seen as a serious and preferred buyer.

  • You could, and some people do, but consider this -

    How valuable is your time to you?

    You may well have to register with at least 15-20 estate agents. Not only is this time consuming, but you won’t know whether you are registering with the office junior or one of the more experienced members of the team.

    Your experience with the agents can often go one of two ways. You may be either bombarded with emails and calls often for properties not within your remit (because they need to meet their “call” quotas) or conversely you may find yourself chasing them because you have fallen off their radar. All this is time-consuming and can be incredibly frustrating

    Once you have found some properties you like, setting up viewings can be a serious logistical challenge. Allocated viewing times, staff availability, getting from one location to another as well as coordinating with multiple agents can easily eat up your day.

    Having found the property you want, have you asked all the “right” questions? Knowing what to ask at the right time can keep a deal on track and can often save tens of thousands of pounds when drilling down on the negotiations.

    One should also bear in mind that the agent does not work for you, with their obligations being first to their selling client, their employer and their targets. Therefore, the decision to employ Jason North Property Consultants to fight your corner is both shrewd and prudent.

  • Unlike other finding agents I work for a flat fee. My reasoning is straightforward. If the job is the same, why should it cost more just because a client spends more? It seems like a conflict of interest to make my fee proportionate to the price paid for the property particularly when I am trying to acquire it for the very best price.

    If you have already found your ideal home but yo, need help with the buying process, I can carry out the research and negotiations on that property for you. This fee can be discussed.

  • As much or as little as you want. Some clients like to be involved in the process on a day to day basis. Others only prefer to get involved when most of the heavy lifting has been done and real prospects are being lined up. It really is up to you.
