Our role

The aim of this service is to remove the stress and worry involved in selling your home whilst making sure that all your decisions are well informed and financially to your best advantage. This bespoke end to end service can take any or all of the issues which may be causing you anxiety and manage them on your behalf. 

Initial Meeting

Our initial meeting will give you an opportunity to meet me and for me to view and appreciate your home. This meeting will help us to establish your needs and identify which services you would like me to manage so we can then provide a tailored quote. 

Services

Understanding your home

  • the infrastructure (how it all works)

  • inventory of possible repairs

  • inventory of possible tweaks to aid marketing

  • check planning websites with regard to any planned works in the area

  • make sure planning permissions and building consents are up to date

Preparing your home for selling

  • review property pricing in the area, including comparables of recently sold and properties currently for sale 

  • review and short-list the appropriate agents 

  • set up estate agent appointments

  • interview the agents

  • discuss with you and agree the asking / guide price 

  • agree the terms of the agency and the fee

  • agree the timing and the viewing arrangements (single or block viewings, open days)

  • complete the property information forms

  • help choose a solicitor (if necessary)

Selling your home

  • review the photography, floor plans and drone footage and any other site plans

  • review the draft brochure and text

  • oversee the viewings and subsequent feedback

  • review the marketing stats on agency website and property portals

  • oversee the agent input

  • maintain agent contact and involvement

  • review offers as they come in and make sure the buyers have been properly referenced and backgrounds checked

  • negotiate and agree the terms of the offer, what’s included, timing 

Keeping the offer on track

  • liaise with the solicitor and agent on the sale progression

  • address all preliminary questions as they are raised

  • chase the survey and mortgage valuation

  • keeping on top of the agents

  • help coordinate exchange of contracts and completion date

  • manage the onward move 

The move

  • compile a list of useful contacts regarding the house, useful instructions, keys, codes etc.

  • inventory the furniture to go with the client and what to sell, give away, manage away

  • source a suitable removal company with pre-agreed instructions

  • organise the final handover of all keys on completion

Vacant Property Management Service

There are circumstances where a property is left vacant but needs to be sold. I can provide an end to end service where we maintain the property whilst it is being sold and provide access where necessary. Please call us to discuss further.

Jason North Property Consultants will administer the active elements of the sale, from taking the agents round, preparing the house for sale, and at the end, managing the removals and possible sale of chattels.

    Jason North Property Consultants will always endeavour to make sure that your needs, expectations, and anxieties at all stages of the sale are being addressed.

    This is your home rather than a commission to be earned.

  • Our initial meeting will establish the level of guidance you require and we will quote based on that. The fees are made up of an initial retainer and the remaining balance at the conclusion of the sale. With a bespoke service, the fees start from £400.
