Buying and Acquisitions

  • You could, and some people do, but consider this -

How valuable is your time to you and how important is it to find the rightproperty?

You may well have to register with at least 15-20 estate agents. Not only is this time consuming, but you won’t know whether you are registering with the office junior or one of the more experienced members of the team.

Your experience with the agents can often go one of two ways. You may be either bombarded with emails and calls often for properties not within your remit (because they need to meet their “call” quotas) or conversely you may find yourself chasing them because you have fallen off their radar. All this is time-consuming and can be incredibly frustrating

Once you have found some properties you like, setting up viewings can be a serious logistical challenge. Allocated viewing times, staff availability, getting from one location to another as well as coordinating with multiple agents can easily eat up your day.

Having found the property you want, have you asked all the right questions? Knowing what to ask at the right time can keep a deal on track and can often save tens of thousands of pounds when drilling down on the negotiations.

One should also bear in mind that the agent does not work for you., with their obligations being first to their selling client, their employer and their targets. Therefore, the decision to employ Jason North Property Consultants to fight your corner is both shrewd and prudent.

  • Unlike other finding agents I work for a flat fee. My reasoning is straightforward. If the job is the same, why should it cost more just because a client spends more? It seems like a conflict of interest to make my fee proportionate to the price paid for the property particularly when I am trying to acquire it for the very best price.

If you have already found your ideal home, but you need help with the buying process I can carry out the research and negotiations on that property for you. This fee can be discussed.

  • As much or as little as you want. Some clients like to be involved in the process on a day to day basis. Others only prefer to get involved when most of the heavy lifting has been done and real prospects are being lined up. It really is up to you.

Selling

  • Our clients retain us for a number of reasons.

The whole idea of selling your home can be a daunting experience.

One of the factors that leads to a move being considered can be the loss of a partner through either bereavement, separation or divorce. Whilst that in itself is stressful enough, the idea of moving home can seem a bridge too far. Jason North Property Consultants will work as your advisers acting totally in your interest and steering you through all the stages of your sale, meanwhile insulating you from the inevitable problems.

Another factor can be geographical. Whilst one’s family would normally be on hand to be involved, they might not live close by or you may prefer not to involve them. Jason North Property Consultants are there to call on when you need an expert guide or second opinion.

The contributory factor might also be physical. As we get older, and our bodies start to complain, you may need to consider a sale but see moving as a process which is beyond you physically. Jason North Property Consultants will administer the active elements of the sale, from taking the agents round, preparing the house for sale, and at the end, managing the removals and possible sale of chattels.

Ultimately and no less importantly, Jason North Property Consultants have proven time and again that sound advice and experience can zero in on all the points of the process where value for money and savings can be ensured.

Additionally, if the decision to move comes from your home becoming too large to manage, both practically and financially, Jason North Property Consultants can help with the search and acquisition of a more manageable home.

  • An estate agent will only deal with the actual sale of your home. Jason North Property Consultants are not trying to replace the agent, but to enhance and extract the very best service and value from them, as well as manage the rest of the process as much or as little as you need.

Jason North Property Consultants will always endeavour to make sure that your needs, expectations, and anxieties at all stages of the sale are being addressed.

This is your home rather than a commission to be earned.

  • Our initial meeting , which is free, will establish the level of guidance you require and we will quote based on that. The fees are made up of an initial retainer and the remaining balance at the conclusion of the sale. With a bespoke service, the fees start from £400.

  • Absolutely. We can also act as finding agents on your behalf and can create a package to include this next stage. Please visit our Buying and Acquisition page.
