Knowledge is everything when it comes to securing the best price from the most suitable buyer. Firstly one should have certainty in the value of one’s home if one is going to negotiate confidently. Secondly, it is always important to know as much about the buyer/s as possible-who they are, what they do, financing, buying position, conditions of the offer.

This is crucial so that one can weigh the level of the offer against the likelihood that the deal will proceed to a successful conclusion. It is also useful for when one gets multiple buyers. 

Making the wrong choice through lack of information or from being ill-informed can lead to false starts with buyers and, ultimately, failed sales with considerable waste of money and time.

Conveyancing

The dullest part of the process but at certain stages, pivotal in getting you the right outcome

Buying & Acquisition

Dealing with the agent

The time saved and hassle minimised from not having to create and maintain relationship with all the agents is considerable. Jason North Property Consultants can not only manage but also extract the most useful information from them during both the search but also later on during the negotiating phase.

Covering the whole market

Finding your perfect home requires knowledge of the search area, and forensically seeking out houses which fit your criteria but are not actively on the market. Knowing who has had their house valued, what has sold before, what the stock of houses are in an area- lots of different factors can lead to discovering the perfect home but this can take patience and perseverance.

Time: again this is process which can take a year, or more, and made easier and effective by having your man with boots on the ground.

Examining the choice

Once one has found a house which aesthetically suits the search criteria, it is critical to examine the history of the house, understand where it is located relative to planning applications, covenants, rights of way and the like. What is the local infrastructure- transport, shopping, character of the local villages? There are a plethora of questions, the answers of which if not asked might cause a headache or frustration in the years to follow.

Negotiating the purchase

Knowing what to offer, when to offer and how to put the offer forward is a fraught business. Jason North Property Consultants will work exclusively for you, representing your interests and making sure you buy the house for the right price. 

We will carry out the research on similar sales, the present house’s sales history, where to start with the offer, and finally presenting the offer. Having a buying agent always presents you as a serious buyer and will give weight to the offer made.
